The iddentification and and implementation of the key steps to ensure energy efficeincy is a science and MPMG has a years of experience and on going study in order to acheive the best outcomes for every client.
Some things to consider
Improving the insulation in the buiulding is the first step to preventning heat loss and energy savings. MPMG will inspect the building and determine whether there is a need for this. If so we will handle the entire sourcing and installation of the insulation according to our analysis in order to achieve the best results.
although a heating system is working, it still could be time to replace it. Weak or faulty systems are major source for energy loss and effect efficiency greatly. MPMG will inspect and advise whether or not a system replace is needed.
Efficiency repairs can become costly, however, MPMG has many years of experience with creating a budget for such repairs and we even know how to get you funding or financing for the repairs to save on costs upfront.

EFFICIENCY
It has to be air tight. The main factor for energy wasted is due to eroded or improper sealing of the building. We will inspect every unit and every corner to make sure the complex is a zip lock bag. If there is any leakage we will immediately seal it up.
All the water systems must be upgraded to low flow , this might be a cost upfront, however from our experience the savings in the long term are far greater. This is the single best investment for the complex for going green and saving costs. This includes Low flow shower heads in every unit and faucet .
MAINTENANCE
Once routine maintenance schedules are established for one system, MPMG immediately move on to another critical system, such as the roof. Again, set up maintenance schedules, documenting current conditions for future reference. Our effective PM program can extend the life of a roof system by years and ensures that, as the roof reaches the end of its life, it can be replaced as a scheduled event rather than in an emergency situation.
Creating schedules for these two systems alone can usually move a workload close to 20 per cent proactive maintenance. Continue on in this way to build PM schedules for all systems. Thats why MPMG Concentrates on one system at a time, we build a PM program at a comfortable speed, which allows the team to get used to a certain level of scheduled work before more is introduced.

As MPMG PM schedules are established for each system, reactive work will start to decline as problems that may have cropped up later, in a bigger capacity, are caught early.
Implementing a comprehensive PM program takes time, but for those functioning in mostly reactive environments, making small changes means less chaos to deal with on a daily basis and more time to focus on proactive work. Research supports the 80/20 rule in facilities: 80 per cent of a facility’s maintenance issues can be addressed by performing preventive maintenance on only 20 per cent of the facility’s systems, so starting with the major systems can greatly reduce the emergency workload.

MPMG Property maintenance initiative involves a number of individual companies and/or services including looking after the entire estate or land of properties, single family homes, apartment buildings, or other properties which need maintenance or repair for one company. In turn, MPMG employ the services of one or more individuals and/or companies to provide the required property maintenance services.
The services which could be classed as property maintenance include many sectors of the maintenance, repair and operations industry such as maintaining wood finishing, air conditioning, plumbing, electrical rewiring, roofing, locksmiths, flooring, glazing, and renovation/refurbishment.
Building Maintenance performs general repairs to buildings and preventive maintenance of systems and equipment.
The maintenance department is focused on helping the University to fulfill its mission of teaching, research and public engagement. The department prioritizes its work with the mission of the University in mind at all times.
The department works together with campus departments and colleges to assure that the best environment for teaching and research is provided for. This department is not funded for maintaining all the facilities on campus. The Court of Appeal for Ontario is located in historic Osgoode Hall in downtown Toronto.
